This delightful French Farmhouse is a perfect holiday home for large family groups offering flexible accommodation and plenty of living space both inside and outside. There are 7 bedrooms and 4 bath/shower-rooms.

The house is approached via a long tree lined driveway and there is private parking for several cars immediately outside the house and also covered parking for an additional 2-3 cars in the open barn.

Accommodation

The main front door opens into a large hallway with working log burner and doors to the large kitchen, the living room and the large outdoor veranda. There is also a WC off the hallway.

The kitchen is fully equipped with double oven/microwave, dishwasher, American Fridge Freezer, air fryer, induction hob, coffee machine and toaster. There is a central island with 4 bar stools. There is also a dining table that seats 6 and a large pantry> there is also a door to the utility room where there is a washing machine, tumble dryer, chest freezer and door to garden.

The living room is dual aspect with windows to the front and double doors onto the veranda. There are two large sofas (1 x 3 seater and 1 x 4 seater) with a television with both English and French channels.

Leading off the Living Room, there is a large open plan lounge with an L-shape sofa that seats 6-8 people, large screen TV with an X-Box, Playstation and Pool Table.

There is also an additional fully equipped kitchen with oven, dishwasher, hob, American fridge freezer, draft beer pump and washing machine/tumble dryer. There is also a dining area with table and chairs that seat 6 people.This lounge area is ideally used as a games/play room for teenagers and children. From here double doors lead onto a private patio with table and chairs and 2 x sun loungers. This patio also overlooks the swimming pool.

Off the lounge/games room there are two very large bedrooms (Bedrooms 6 and 7) as follows :

• Bedroom 6 - This is Kingsize Bed, chest of drawers, side tables with lamps, open wardrobe, shelving unit with TV. Click clack sofa bed. (Can sleep 2 adults and 1 child or 3 children/teenagers).

• Bedroom 7 - Double Bed, chest of drawers, open wardrobe, side tables with lamps, shelving unit with TV. There is room for an extra bed if required. (Can sleep 2 adults/children plus extra bed)

There is also a large storage cupboard between the 2 bedrooms with board games etc and there is one large bathroom with a bath, walk in shower area, loo and sink to share between these 2 bedrooms.
These 2 bedrooms and lounge area can be accessed via a door from the main house sitting room which can be locked, but it also has its own main entrance around the side of the house near the barn

There are stairs from the entrance hallway that lead to the first floor and the bedrooms are set out as follows;

First floor:

• Bedroom 1 – A Kingsize Bed with plenty of room for a cot or an extra bed. Dual aspect with windows to front and rear. (Can sleep 2 adults & 1 child). Bedroom 1 has an ensuite bathroom with large walk-in shower, loo, vanity unit and mirror.

• Bedroom 2 - Double Bed, bedsides and lamp. Chest of drawers, double wardrobe and full size single day bed. Dual aspect with windows to front and rear. (Can sleep 2 adults and one child or 3 children/teenagers). Bedroom 2 has an ensuite bathroom with shower cubicle, loo and vanity unit and mirror.

Second floor:

• Bedroom 3 - This is a Mezzanine Bedroom - This is a Double Bed with a fold out armchair bed for child and room for a cot. There is also a folding screen that can be used to put across the open doorway for privacy. This room also has a mobile air con unit. (Can sleep 2 adults and 2 children). Across the landing there are two further bedrooms as follows.

• Bedroom 4 – This is a double bedroom.

• Bedroom 5 – This is a twin bedrooms with 2 standard single beds, This room also has a mobile air con unit.

These 3 top floor rooms share 1 full bathroom with a bath, shower over the bath, sink and loo.

The wi-fi is good at the property and there are boosters dotted around throughout the house.

Outdoor Living

The property is set in 10.5 acres of land with plenty of areas to play, sit and relax in the French countryside with stunning views over to a beautiful chateau in the distance.

In the back garden, there is a large covered veranda which has a large table that seats 16-18 people, overhead lights and BBQ. There is also an L-shaped low seating area in one corner of the veranda overlooking the pool, with a centre table that rises to dining table height, and a large canopy/umbrella for shade.The veranda is accessed directly from the hallway door, lounge doors or kitchen door. There are 3 steps from the veranda down to the garden and pool.Outside the kitchen is the second outdoor area which has low seating and overlooks a herb garden.There is also a more private terraced area accessed from the lounge area close to Bedrooms 6 and 7. There are Sonos/Blue tooth speakers for the exterior terraces. There is a large gas BBQ on the terrace.

There is a large pool (12m x 6m) with plenty of terracing around it. The pool is heated and is salt water with an electronic retractable cover for security. There is a swing for children, a table tennis table and a hammock for adults and children. Behind the open barn/carport there is a shed that houses the tractor and other garden equipment which will be locked to guests, but there is also a workshop with 5 bikes that can be used by guests at their own risk.
