This delightful holiday home has recently been fully renovated and sleeps up to 6 guests in 3 bedrooms in luxury. The property is set on the prominent position overlooking the beautiful countryside. The soft furnishings and furniture are all of a high quality. You enter in through gates to a charming parking area with the Games Barn to the left and the cottage to the right.
The Cottage
The main entrance takes you into a small lobby which then opens into the large living area and dining area. This living room is air conditioned and also has a pool table in as well. The sofas are plush and are centred around the characterful fireplace and large screen television. Through the living room is the kitchen and utility room. The kitchen is small but well equipped and opens onto a spectacular covered summer kitchen, bar area and exterior dining. The utility room has an extra fridge and washing machine.
All the accommodation is on the ground floor and the three bedrooms are accessed from the living room.
The 3 bedrooms are comprised as follows:
Bedroom 1 has a king-size bed (160cm) with an en-suite shower room.
Bedroom 2 has a double bed (140cm).
Bedroom 3 has a king-size bed (160cm).
There is a family shower room which is shared between bedrooms 2 and 3 and is ideally placed between them.
Games Barn
There is a large barn area that has table tennis, darts and other outdoor games.
Outside Living
The property is surrounded by beautiful countryside and the views across the countryside and down towards the hamlet's church are stunning. There is a fantastic terrace that opens up from the kitchen and incorporates a summer kitchen with fridge, BBQ/Asado Grill, bar area and dining area. This area overlooks the large heated swimming pool which has an alarm for security. There is also a lawned area and plenty of well established trees and shrubs. There are plenty of recliners and parasols around the pool area and a purpose built Petanque pitch.
Local Area
This property has the best of both worlds. Set in a quiet hamlet but mid way between the beautiful Bastide villages of Eymet in the Dordogne and Miramont de Guyenne in the Lot et Garonne. Both are just a 5 minute drive from the property.
The village of Eymet has a weekly morning market each Thursday throughout the year and during the summer months there are additional night markets on a Tuesday and Thursday as well as many other different fetes and celebrations. Miramont de Guyenne has a weekly morning market on a Monday and also many special events throughout the year.
The Dordogne riverside town of Bergerac with it's International Airport is just a 25 minute drive north and the vibrant city of Bordeaux with a larger Airport is just a one hour and 30 minute drive to the West.
There are activities to suit all ages and interests, foodies will enjoy the great local restaurants at the heart of France's centre of gastronomic excellence, as well as the wine of AOC Bergerac. The area has been described as the capital of world prehistory, and culture vultures are spoilt for choice with caves, museums and chateaux aplenty.
It is possible to rent the property for shorter breaks and we have flexible arrival days throughout the year to accommodate long weekends, ideal for guests arriving for local wedding stays. It is also possible for longer term rentals out of peak season.
Getting Here
The property is located between 3 International Airports making it an easy final destination.The Dordogne river-side town of Bergerac with its International Airport is approximately a 25 minute drive away. Ryanair flies here from London Stansted, Liverpool, East Midlands and Bristol. British Airways also flies here from London City and Southampton. Jet2 flies from Manchester, Birmingham and Leeds & Bradford. Transvania flies to Rotterdam.
The vibrant city of Bordeaux is 1hr 30 minutes away, with a larger International Airport servicing even more UK and Worldwide destinations. In addition, Toulouse Airport is approximately 1hr 50 mins drive to the south - again a large International Airport.
